Applying to Live at Hesperus

Hesperus East (original building)

Application Procedures

Hesperus West (newer building)

  • Rent-assisted units and rent controlled affordable market rent units are available in the Hesperus West building.  

  • To apply for rent subsidized units in Hesperus West, applications are submitted directly to York Region Housing. Please apply using this link. Hesperus staff cannot provide updates or estimates regarding waitlist for rent assisted units in Hesperus West.  

Current Monthly Market Rent Rates for new tenants (as of April 1 2024)  

Hesperus West rent includes heat, air conditioning and water. Hydro is not included   

Hesperus East rent includes heat, water and hydro. Units are not air conditioned.  Residents must provide their own air conditioner, and a seasonal electricity fee will apply.   

  

For either building, lockers and parking are limited and available for an additional monthly fee.  

  

Meals are not included, but can be purchased at our on-site café.   The availability of this service is subject to change.   

 

Affordable market rate rents at Hesperus are required to be at or below 80% of Canada Mortgage and Housing Canada (CMHC) Average Market Rent (AMR) at the time of occupancy. Rent increases after initial occupancy are made in accordance with the rules established under the Residential Tenancies Act (RTA) Annual Rent Increase Guidelines, or as otherwise permitted under legislation.   

At this time, we are unable to determine what your rent would be if you are applying for a subsidized unit. Subsidies for Hesperus East are funded through the Ministry of Health. Subsidies for Hesperus West are funded through Regional Municipality of York Region. The rent for these units is calculated upon proof of income and in accordance with funding guidelines. Candidates who are approved for subsidized unit will be required to prove eligibility on a yearly basis.

Are you interested in living at Hesperus Village?

We are always glad to welcome new members to our community. However, we do encourage future residents to plan in advance, as we typically only have 2-3 units that become available each year. Our Market rate waitlist is about 5-7 years, dependent on unit turnover, timing and readiness of waitlist applicants. Rent-assisted waitlists are longer.   

Eligibility
In order to live at Hesperus, incoming residents must demonstrate that:

 

  • One person in the household is at least 61 years old;  

  • All household members are Canadian Citizens/Permanent Residents of Canada or Convention refugee claimants;  

  • For market rent tenants, the combined household income for all members of the household in the previous calendar (tax) year cannot be higher than $85,100;  

  • For rent-geared-to-income tenants or rent-assisted units, the amount of investments/assets per household cannot exceed $75,000; Income levels are also assessed

  • Applicants for market rent and rent assistance units must be able to show that they can afford to pay the monthly rent and any other expenses associated with living at Hesperus Village.

There are also many opportunities to get involved in the Hesperus Village community before moving in. We strongly encourage anyone interested in living at Hesperus to get involved and see what the community is all about before moving in. You can do this by:

  2. Becoming a volunteer. This is a great way to learn more about Hesperus and to make friends.
